Well Feff, since you asked...
Today was the inspection. I met Dave The Real Estate Guy in front of my soon to be new condo at 9 am - and we waited for the inspector, who only showed up five minites late. He was a really nice guy, Mr. Inspector.
He started by telling me about the lead paint that could be in the building, and about the dangers of radon and gas leaks. Then he went to work. He was very pleased with the shape of everything in general, but he found the following issues:
1. The furnace and ductwork need to be cleaned - desparately
2. The fireplace gas duct needs to be replaced
3. The bathroom exhaust fan doesn't work
4. There are three screens with tears in them.
5. The porch door needs to be readjusted because it scrapes the floor.
Other than that, all is well. I'm going to ask for everything to be fixed, but secretly, between you and me, I can live just fine if I'm the one who has to fix the screens and fix the porch door.
Next on the agenda is to fax a letter with the above info on it to the lawyer, and then Mr. Lawyer will talk to the Seller's Ms. Lawyer.
I don't know if it is because of my severe lack of sleep this week, but I am not as in love with the apartment as I was last week. For starters, the place was an absolute PIT! It looks like they haven't cleaned a pot all week, and they had a huge party in there. Beer cans, ashtrays filled so high they defy the laws of physics, muddy floors. The living room looks much smaller today, as does the kitchen.
Is this what they mean by buyers remorse? Does it go away?
